The University of Wisconsin-Rock County Foundation is seeking proposals from qualified development firms (the ‘Developer’ or ‘Respondent’) to provide comprehensive turnkey development services for one or more student housing or mixed use facilities on sites provided by the Foundation or the Developer. Each site will constitute a project. Each project shall accommodate approximately 120 students. Each project may include non-residential components. Upon completion and commissioning, the Foundation may purchase each Project from the Developer at an agreed-upon price or the Developer may continue to own the Project. The project must be completed by August 15, 2014, or by the proposed completion date as recommended by the developer per this document.
The objective of this Request for Qualifications (RFQ) is to select a Developer with (1) demonstrated experience in designing and constructing student housing and mixed use projects, and (2) experience with a broad range of project financing. An advisory committee will prequalify Respondents’ submissions and a selection committee will make the final selection based on the qualifications of the Respondents.
Developers are encouraged to organize teams in the most effective manner necessary to respond to this RFQ. The proposed team shall include firms necessary to provide services for all phases of development projects. All legal structures permitted in the State of Wisconsin will be considered including a sole proprietorship, a partnership, a joint venture, a limited liability corporation, or a corporation.
